Top 5 Community Management Software in Malaysia (2026)
If you sit on a residents association or JMB committee, you have probably been pitched at least one "smart community" app. This guide covers the main options in Malaysia, what each does well, and who each suits. We build Teras, so we have a horse in this race. We have deliberately kept ourselves out of the ranking and made the case for our approach separately at the end, so you can weigh it with the bias fully visible.
1. i-Neighbour (TimeTec)
The most comprehensive platform on this list. i-Neighbour comes from TimeTec, the group behind FingerTec biometrics, and it shows: the ecosystem spans visitor management, accounting, guard patrol, access control hardware, barriers, LPR cameras, and more, with 30+ software features. Deployed by major developers including IOI Properties and Putrajaya Holdings.
Strengths: Breadth. If you want one vendor for software plus gate hardware plus CCTV, this is the deepest catalogue. Established company, ISO 27001 certified.
Considerations: The comprehensiveness is built for properties with a management office. For a volunteer RA committee, much of the surface area goes unused while still needing someone to administer it. Pricing is per unit per year, and hardware add-ons are where the real cost accumulates.
Best for: Larger guarded communities and strata properties with dedicated management staff and a hardware refresh budget.
2. JaGaApp (Red Ideas)
Probably the best-known name in the space. JaGaApp started in 2015 and serves over 400 neighbourhoods with 150,000+ registered users. Core features: visitor management (1.4 million visitors monthly through the platform), emergency assist, facility booking, notice board, in-app payments. The parent company is listed on Bursa's LEAP market.
Strengths: Proven at scale, strong visitor management, and JaGaID speeds up guardhouse registration for verified users. Works across high-end and mid-market neighbourhoods.
Considerations: Everything depends on residents downloading and actively using the app. As one early reviewer put it, getting everyone in a big neighbourhood to install it is the hard part, and that adoption problem lands on your committee, not the vendor.
Best for: Communities with engaged residents willing to adopt a dedicated app, especially where facility booking matters.
3. eCommunity
An all-in-one property management platform serving JMBs, MCs, and RAs, with 100,000+ residents on board and expansion into Singapore. Modules cover announcements, e-billing and online maintenance payment, facility booking, service requests, visitor pre-registration, and a marketplace.
Strengths: Strong on the property-management side: billing, complaints workflow, and document trails. Users consistently praise the support team's responsiveness.
Considerations: Its centre of gravity is strata buildings with management offices. The RA use case is supported but secondary, and like the others, it lives or dies on app adoption.
Best for: Condos and strata communities where the management office runs day-to-day operations.
4. MyTaman (Zoinla)
An IoT community platform aimed squarely at landed tamans: SOS button wired to a guardhouse smart siren, visitor arrival notifications, community news and events, and a private marketplace of taman-trusted service providers. The guardhouse hardware kit (siren, LED screen, modem, thermal printer) is installed by the MyTaman team, with a one-time installation fee plus annual subscription.
Strengths: One of the few products designed for landed RAs first rather than strata. The hardware-linked SOS is genuinely useful in a landed context, where an in-app alert alone doesn't wake the street.
Considerations: The hardware model means real upfront commitment, and the resident experience still depends on app installs for notifications to reach everyone.
Best for: Tamans that want the integrated siren/SOS hardware model alongside a community app.
5. The DIY stack: WhatsApp groups + Excel + a logbook
Honestly, this is what most Malaysian RAs actually run. A WhatsApp group for announcements, a treasurer's spreadsheet for fees, a paper logbook at the guardhouse. It costs nothing and everyone already knows how to use it.
Strengths: Zero cost, zero adoption problem. WhatsApp reaches every resident today.
Considerations: Nothing connects. Fee records live on one person's laptop, visitor logs are unsearchable paper, announcements drown in group chat noise, and every committee handover risks losing the lot. It works until the AGM, the audit, or the dispute where you need records you don't have.
Best for: Small, informal communities with light needs. Which is fine, until it isn't.
Where Teras fits, and why we built it differently
We left Teras out of the ranking because we are not a neutral judge of it. But here is the argument, and you can test it against everything above.
Every app-based platform on this list shares one failure mode: adoption. The software only works if residents install the app, create accounts, allow notifications, and keep using it.
